Why not just use an online estimate?
Online estimates work from averages. They can't see the kitchen you redid, the basement you developed, the green space behind your fence or the busy road out front. In Calgary, those details can move a price by tens of thousands of dollars, and they're exactly what I look at.

Is the home evaluation really free?
Yes. There's no cost and no obligation. I do it because some people who ask will sell one day, and I'd rather earn that by being useful now.
Do I need to be selling to ask?
No. Plenty of people ask because they're planning a renovation, refinancing, sorting out an estate, or just curious. You don't need a selling date.
How is this different from an online estimate?
Online estimates are built from averages and can't see your renovations, your lot, a developed basement or what backs onto your yard. I compare your home with recent sales on your street and nearby, adjusted for the things that actually change the price.
Is this the same as an appraisal?
No. An appraisal is done by a licensed appraiser, usually for a lender. A home evaluation is a REALTOR®'s opinion of market value based on recent comparable sales. It's free and it's what most sellers use to decide their next step.
What do you need from me?
Your address, and anything that's changed since you bought: renovations, a new roof or furnace, a developed basement. A quick walk-through helps me be more precise, but it's optional.
Will you pressure me to list?
No. If the honest answer is that you should wait, stay put or renovate first, I'll tell you that. You'll get a number and a range, and what you do with it is up to you.
